How this part of the Local Plan Options Document works

These site options pages contain the following sections:

Site background

  • A broad description of the site, with map if appropriate
  • An overview of development proposed or already in progress
  • Relevant aspects of planning policy for this site
  • The history and status of any planning applications for this site

Options for the new Local Plan

We may suggest one or more possible approaches:

  • Keeping existing plans for this site as they are
  • Making small changes to our approach, which may allow for changes
  • Replacing the approach with something that is substantially different
  • Identifying factors or events which may affect this policy in the future

Each option will have a short analysis:

  • Opportunities presented by the site option
  • Constraints (obstacles which would need to be addressed)
  • Mitigations (Measures that would be needed to reduce any harm development would cause)
  • Further information we'd need to make a more in-depth assessment of the suitability of the site or option

Policy context note

  • Where decisions about this site or option may affect how we approach other sites (or vice versa), we will add a note to explain

Our approach to non-strategic sites

7.90 Through the call for sites and HELAA process, a number of smaller, non-strategic or more local sites have been promoted. These sites will not individually provide a strategic quantum of development, but could still contribute a useful role in meeting the overall housing requirement.

Option A

Option A

Only allocate strategic sites where the quantum of development can support and deliver site-specific infrastructure and services.

Opportunities 

  • All new strategic development sites will provide new infrastructure and services.

Constraints

  • May miss opportunities for smaller sites to contribute to the housing requirement.

Option B

Option B

In addition to the allocation of strategic sites, allocate smaller local sites for housing.

Opportunities 

  • Cumulatively smaller sites will contribute to the meeting the housing requirement.
  • The sites will not be of a size to trigger the provision of site-specific infrastructure and services.

Constraints

  • It will be possible to secure contributions to infrastructure improvements.
  • Piecemeal development does not look at the area as a whole and makes it more difficult to secure co-ordinated infrastructure provision/improvements.

Sites identified in the Somer Valley

7.91 The map below shows sites that have been promoted through the HELAA process that are assessed as being suitable, available and achievable and therefore, could potentially be allocated for development. Site boundaries have not been indicated as they would be defined as part of site allocation in the Draft Local Plan, along with setting the site requirements. This is a set of options, and any decisions regarding allocation will be made at the Draft Local Plan stage. Likewise, during this Options Consultation, further sites may be promoted for housing development that will be considered. Sites below are referenced using their HELAA number.
