Planning application - local requirement

When the requirement applies

This requirement will be necessary for Major and Minor developments which will have a broader impact on the community, or applications for consent for work on a listed building.

What the statement should include

A planning statement goes beyond the information included in a Design and Access Statement. A Planning Statement should do the following:

  • Identify the context and need for a proposed development
  • Include an assessment of how the proposed development complies with relevant national, regional and local planning policies
  • Give details of consultations with the Local Planning Authority, and wider community or statutory consultations undertaken before the application was submitted
  • Explain the business case for the development, where necessary
